Seller Step 1: Choosing a Realtor

Congratulations! Let me start off by saying thank you for your trust in me to help guide you through this process. In addition to choosing me, your real estate professional, you have also chosen one of the best residential real estate companies in the country to work with. Seller Step 2: Strategy for Selling

Now that we are officially working together, we have to make this house stand out in the market. You have a wonderful home and making interested buyers aware that your home is for sale is priority number one.

One of the most important things is staging your home to sell.  This usually includes tidying up and correcting minor problems, decluttering, and minimizing distractions for buyers.   In some cases, you may consider the help of our professional staging company.   Be sure to check out our web links to help with this process.

On my end, I will be coordinating professional photography, online ads, web site exposure, yard sign and installation, etc.  In all, over 100 steps in marketing your home.

Seller Step 3:  Setting The List Price

The list price is a highly calculated and a major determining factor on not only how long it takes your house to sell, but if it will sell at all. In this step, I will provide you with market statistics developed not only by my own market knowledge, but professional market tools as well. This way, we will make an educated decision on what price will give you the best chance to sell this home. Remember, I will do my best to bring you the highest and best offers possible!

Seller Step 4: Create Marketing Materials

The list price is set. It’s time now for photography, brochures and online ads to take shape. It is always difficult, but start thinking of your home as a product. Marketing a product is important and I think we have some pretty strong material here. When potential buyers see these photos and price, it will match up in their mind and it will entice them into a private showing.

Seller Step 5: Live on the Market

Your house is now on the market for all to see. Nice job getting it ready to show! It looks great. We have done our part to market, list and promote this property. We may do things such as open houses, broker opens, and private showings. Be ready for someone from my office to notify you of showings and remember to have the house looking great. Each showing could be the buyer that falls in love with this house.

Seller Step 6: Purchase Agreement

Preliminary congratulations are in order as we have a buyer for your house. In this step we will be negotiating and hopefully accepting a great offer for someone to purchase your home. Keep in mind that we are looking for signs that this is a solid buyer such as a good amount of earnest money and a strong pre-approval letter from a reputable company. Hopefully, we are well on our way to you selling your home at this point!

Seller Step 7: Inspection

Now that we have an executed purchase agreement, the buyer will most likely hire an inspector to go through your home with a fine-toothed comb. This inspection isn’t used for a buyer to find everything that’s wrong with the house, but be prepared for them to treat it that way. Typically, an inspection is simply meant for a buyer to validate that they are getting a solid, well-built home.

Seller Step 8: Completed Appraisal

If your home was appraised for the value in which you and the buyer have agreed to, congrats!  If for some reason your home didn’t appraise for the agreed upon price, we will figure out why and try to re-negotiate the terms of the purchase agreement in order to keep this moving along. Never fear, we will get past this step!

Seller Step 9: Closing Preparation

During this time period, I will also be arranging for your closing day. I will get you in touch with the person who coordinates the process for me. That person is called the “Closer”. They work with the “Title Company” regarding the deed, title, etc to make sure everything is in order for the sale of the property.

The closing will be scheduled and at this point, most of your work is done. The Closer, Title Company and I will be busy making sure everything is ready for closing day.

When completed, we’ll receive a document called a “Settlement Statement”. This statement is basically like a checkbook register. It shows all of the money going into and out of your pocket in order to sell your house (closing costs and sales price, etc).  After all of the math is done, we should see the net proceeds from the sale of your home.

Seller Step 10: Closing Day

This is the day you’ve been waiting for. I will attend the closing with you, and the Closer will walk you though the documents to be signed. Both the buyer and seller will have a Closer and will be signing documents. The entire process takes less than an hour.
